Do I Qualify?

Thank you for your interest in Gibson Creek Apartments! We are a Low Income Housing Tax Credit (LIHTC) community offering quality apartment homes for households that meet program income guidelines. We also accept Section 8 Housing Choice Vouchers.



The information below outlines the general income guidelines and documentation you’ll need to determine if Gibson Creek may be a good fit for you. While this isn’t a complete list of every possible scenario, it will give you a clear starting point, and we’re always available to answer questions.

Income Requirements

To qualify, applicants must meet two income criteria:

1. Minimum Income Requirement

Applicants must meet our minimum income standard, which is three (3) times the monthly rent. To view current rental pricing & availability please visit our Floor Plans page. Your leasing specialist will also review the minimum income requirement with you during the application process.

2. LIHTC Maximum Annual Income Limits

Your household’s gross annual income must fall below the LIHTC income limits shown below.

All household income counts, including wages, child support, Social Security, disability benefits, retirement income, and any other recurring assistance.

Accepted Programs

We proudly welcome applicants using:


  • Section 8 Housing Choice Vouchers
  • LIHTC-qualifying household income

Application Process & Fees

  • Application Fee: $35 per adult
    (Money order only, no cash or checks accepted)



  • Security Deposit: $250 up to one full month's rent

Required Documents

To complete your application, please bring the following:

  • 4 to 6 most recent paystubs (must be current and consecutive)
  • Social Security cards for all household members
  • Valid state ID for all adults
  • Birth certificates for all minors
  • Social Security award letter (if applicable - must be current)
  • Child support court order + proof of income (if applicable)
  • $35 money order per adult for the application fee (No cash or checks accepted)

Copies of documents are acceptable, but please note all documents must be clear and readable.
